While a report supplied by the seller or agent may be available, we strongly recommend obtaining an independent building and pest inspection from a qualified inspector who has no interest in the outcome of the property sale. An unbiased, objective assessment ensures you receive accurate information to support your purchasing decision.

Once we receive your property details and contact information, our team will assess the scope of the inspection and provide an informal quote along with clear instructions on how to proceed. Once you provide written approval to proceed, we will liaise directly with the real estate agent or vendor to arrange a suitable inspection time. We will then send you formal documentation confirming the inspection date and time, along with payment instructions and the pre-inspection agreement.

Payment can be made via bank transfer or securely by credit card through our online payment portal. Please note that credit card payments incur a processing fee, which is clearly outlined at the time of payment.

Yes, clients are welcome to attend the inspection. Attendance must be arranged directly with the real estate agent. To minimise disruption, we recommend arriving toward the end of the inspection so the inspector can complete their assessment without distraction.

Once the inspection is finalised, your detailed report will be emailed to you. We encourage you to review it carefully and contact the inspector if you have any questions. The inspector’s direct contact details are included in the report. If the inspector is unavailable at the time of your call due to being onsite, your call will be returned as soon as possible. You may also send a text message including your name and the property address to request a callback.

Reports are generally issued on the same day as the inspection unless otherwise advised. Inspections conducted on weekends will have reports delivered on the next business day.

If the roof cannot be safely accessed via ladder due to height restrictions (over 3.6 metres), we are licensed to operate a drone to inspect the roof exterior. All relevant images are included in your report for complete documentation.

No. Asbestos identification requires independent testing by a licensed asbestos professional. If materials suspected to contain asbestos (such as older fibre cement sheeting) are observed, this will be noted in the safety defects section of the report. Laboratory testing must be arranged separately.

Our inspections assess major defects, minor defects, safety hazards and timber pest activity, including termites, borers, wood rot and timber delignification. Each report includes detailed descriptions and supporting photographs. A sample report is available upon request.
